When To Schedule A Roof Inspection

  •   Routine Inspection

You should have your roof inspected every 3 to 5 years depending on the roofing material used. Asphalt shingles should be inspected every three years while stronger materials such as tile or metal can wait to be inspected up to 5 years. The longevity of your roof can be from 15 years to 50 years or more. Repairing small problems now will ensure your roof will reach or exceed its expected life span.

  •   Storm Damage

Have your roof inspected after severe weather events. It’s a no brainer to be concerned about your roof after a hurricane or tornado but even a small storm can cause damage. Large or small hail can create cracks that will allow moisture in over time; causing leaks, mold growth, or rot the wood underneath. Strong winds alone can rip off shingles or tiles.

  •   Insurance Claims

If your roof has damage due to storms, trees, wind, hail, or fire; call your homeowners insurance company and file a claim. It’s best to file a claim before having any repairs done. Depending on the amount of damage, age of the roof, and your coverage; your insurance company might find it better to replace the whole roof than repair it.

  •   Buying or Selling Property

The condition of your roof affects the value of the property you’re buying or selling. You don’t want to buy a new house and then realize you have to install a new roof as well. An inspection will put the buyer and seller’s mind at ease if they know the condition of the roof, any maintenance or repairs that need to be done, and its life expectancy.

What Does A Roof Inspection Entail?

Kresta Roofing will send out their qualified inspectors to examine your roof from the interior and the exterior. A quick check of the attic will show if there is any moisture coming through the roof. Moisture in the attic can lead to water stains, mold, rotting wood, and leaks. They will also check for proper venting that reduces heat and moisture buildup.

The exterior inspection consists of looking for loose, broken or missing shingles, rust, or sagging. Flashings, eaves, soffits, fascia and rubber seals are also carefully inspected.

Roof Flashing is a waterproof material that directs water away from areas of the roof to prevent water damage or leaks. They’re installed in joints, edges, valleys, and wherever different pitches occur. You can see the flashing here where the two planes of the roof meet.

Eaves are the part of the roof that extends past the house and hangs over the face of a wall. They ensure that rain will fall away from the house instead of running down the exterior walls and cause stains or decay.

Soffits are the underside of the eave. They enclose that area and connect it to the side of the house for a more finished appearance.

Fascia are the vertical boards that seal off the area between the eave and the soffit.

Rubber Seals or flashings are what go around vent pipes, skylights, chimneys, bathroom and kitchen boots. Over time these seals will erode and will need to be replaced before leaks begin to appear.
